PS90 CONDOMINIUMS
A SCHOOL GRADUATES AND BECOMES A HOME.
Sometimes history gets an unexpected new chapter. One that revitalizes the story. Taking it in an exciting, unexpected direction. Welcome to PS90. Where tradition is transformed. And re-invented. Classic and contemporary style rarely merge so seamlessly. Certainly not in a building of this pedigree. While its exterior has been lovingly restored, its infrastructure has been thoroughly updated. The interior has been thoughtfully re-imagined to reflect modern lifestyles. As you study it, PS90 is a lesson in history you'll actually enjoy learning.
PENTHOUSE
THERE IS BOTH RHYME AND REASON to every PS90 penthouse. Life in these exquisite homes takes living to a new, higher level both figuratively and literally. They are dramatic, pragmatic, luxurious and yet affordable.
HOW MUCH DO I LOVE THEE? What's not to love? Every PS90 penthouse features all-new construction. With insulated glass doors that open onto generously- sized private outdoor spaces, providing an extra outdoor room to garden, entertain, sunbathe or stargaze.
ARCHITECTURE
A TEXTBOOK EXAMPLE of Collegiate Gothic-style architecture, PS90 is among the finest schools ever built in New York City.
Its ornate spires proudly jut above the surrounding buildings. Its intricate masonry and elaborate stonework, gargoyles and bas-reliefs are testament to lost arts - a time when craftsmen and artists worked side-by-side to create unique structures that would stand for generations. Its grand dimensions - exceptionally high ceilings, oversized windows and prominent entrance-combined with its modern loft-like floor plans and newly constructed infrastructure make homes at PS90 as architecturally exceptional today as ever. From 1891 to 1922, Charles B. J. Snyder served as the Superintendent and chief architect for New York City schools. During that time, he oversaw the construction of more than 400 public schools of which nearly 300 are still in use. Snyder schools present a blend of functional muscularity and stately elegance. Snyder's signature style is evidenced by several landmark schools, including Erasmus Hall in Brooklyn, Morris High School in the Bronx, and the DeWitt Clinton High School, currently home to the John Jay College of Criminal Justice, in Manhattan. A century-old design that stands the test of time.
PS90 is notable for its iconic block-through "H" plan. Inspired by the famed Hotel de Cluny in Paris, a few blocks south of Notre Dame, this design allows for far more windows than would otherwise be possible. It also creates two important spaces rarely found in urban residential buildings-a front courtyard that frames and leads to a grand front entrance, and a larger rear courtyard where residents can relax or socialize while enjoying the community of friends and family.
